Where to begin when choosing a real estate agent in Amsterdam? Here are some tips on the dos and don’t of selecting a real estate agent.

1. Don’t choose an agent based purely on a certification

Many real estate agents belong to associations or collectives. This in itself can be a good thing, however, don’t choose a real estate agent just based on the fact that they belong to an association.

2. Do you use an agent who you’ve heard good things about

Word of mouth is a great thing. If someone you know (and trust) has had a good experience with a real estate agent in Amsterdam, then that’s far more important than which association the agent belongs to.

3. Do check the terms of the agreement they provide

When selecting an agent, make sure that you’re aware of the terms and conditions they have in their customer agreement. If it’s pages long and charges you the client for ending the agreement it’s worthwhile querying this. If you do start working with an agent and things don’t work out for whatever reason, is it reasonable for them to charge you money for terminating the agreement

4. Don’t assume the services the agent will provide for you

There’s an old English saying that says “when you assume you make an ass out of u and me”. The same principle applies to real estate agents. Make sure that you’re aware of the services that the agent will provide. If what you’re looking for isn’t in the agreement, it’s an idea to discuss this with the agent and to have the agreement amended if required.

5. Do ask about the agents opening hours

As you know, the Netherlands is famous for its work-life balance. Many expats, on the other hand, work long hours and prefer to carry out viewings or make appointments outside of standard office opening hours. Do make sure that you ask the potential real estate agent how flexible they are when it comes to appointments outside of office hours.
